Premises that trade while the work happens

Shops, restaurants, professional suites, clinics, offices and light industrial across Macon and Bibb County — maintained on a schedule, with a written record for every unit.

Section 1–3

How a maintenance contract actually works

  1. What is in a visit

The same list every time, per unit, with numbers that can be compared against the previous visit.

    1. Filters

Changed, sizes and quantities recorded on the unit as well as on the sheet.

    2. Coils

Both faces inspected and cleaned, condition graded, pressure drop noted.

    3. Belts, sheaves and bearings

Tension and alignment set, part numbers listed, worn sheaves flagged rather than quietly re-belted.

    4. Electrical

Contactors, capacitors and terminals checked for pitting and corrosion.

    5. Condensate

Drains, traps and overflow switches cleared and function-tested.

    6. Economisers

Dampers driven through their range, minimum outside-air position recorded as a number.

    7. Controls

Schedule documented as actually programmed, before anybody proposes changing it.

  2. What you get afterwards

The part that decides whether the contract was worth anything.

    1. A sheet per unit

Not a tick against the site. A sheet you can hand to a different contractor.

    2. Numbers, not adjectives

Airflow, split, pressure drop and economiser position, so the next visit has a baseline.

    3. What we did not do

Anything deferred, and why, written down rather than mentioned in passing.

  3. What we do not cover

Named, so it is not discovered on the day.

    1. Hood cleaning and fire suppression

Separate trades with their own certifications.

    2. Roofing, curbs and structure

We photograph what we find and tell you who should look at it.

    3. Electrical distribution beyond our isolators

      Ours stops at the disconnect.

Section 4

Kitchens and the front of house

A hood pulling harder than its make-up air can supply puts the whole building under negative pressure. Doors get heavy, the dining room draws hot humid outside air through every gap it has, and the cooling spends the evening losing an argument with the kitchen.

In central Georgia that incoming air is wet as well as hot, so the front of house ends up clammy as well as warm — and both get reported as an air conditioning fault, which they are not.

We measure extract against make-up air. Where the answer is make-up air rather than more cooling, that is what we will say, even though it is the less profitable sentence.

Section 5

The premises we cover

  1. Retail and trade counters

Door heat gain, short cycling, and units that can only be reached outside opening hours.

  2. Restaurants and bars

Extract, make-up air and the balance between them, plus the rooftop plant above them.

  3. Suites, offices and clinics

Zone complaints, after-hours running, and outside-air rates written down rather than assumed.

  4. Workshops and light industrial

Unit heaters, extract and destratification, where ventilation matters more than cooling.
